Atrium Ljungberg (Sell, TP: SEK190.00) - NOI in line, but negative net letting

We have made minor forecast changes, owing to delayed projects and increased interest costs from higher fixed interest. The lowered estimates are offset by our lowered valuation yield; thus, following a change in analyst and recent share price rally, we have downgraded to SELL (HOLD) and reiterate our SEK190 target price. Q3 net lettings were SEK-61m, mainly due to terminations of two larger office contracts in Stockholm city.

Co.'s operations are primarily located in Stockholm, Uppsala and Malmo. Co. develops areas and city districts in these three regions with a mixture of businesses. Most of Co.'s office portfolio is found in Stockholm: Sickla, Farsta, Sodermalm, Hagastaden and Kista. Co.'s residential properties are in the city district of Arvinge in Kista and the Mobilia area in Malmo. As of Dec 31 2013, Co.'s property portfolio includes a total of 47 properties.
