Fürth (Germany), 06.03.2025 – With two construction projects in the German city of Fürth, the property company P&P Group is developing further high-quality residential properties in the Central Franconian metropolitan region in Bavaria. The developments at Simonstrasse 65 and the residential complex along Flößaustraße / corner of Dr.-Beeg-Straße and Zeppelinstraße with a total of 132 units and around 7,650 square metres of living space are being built in excellent inner-city locations. These offer particular recreational value, for example, thanks to the excellent location between the Stadtpark with the River Rednitz and the Südstadtpark. Added to this is the convenient access to regional and long-distance public transport thanks to the proximity to the main railway station and several bus stops. Residents at both locations, which are just a few hundred metres apart, will also benefit from the proximity to numerous shopping facilities, a wide range of restaurants, extensive medical care and cultural and leisure activities. The two property developments will be completed between spring and autumn 2026. ‘In combination with the perfect infrastructure, they will then offer both: a high standard of living and energy efficiency,’ emphasises Christoph Langfritz, CIO of the P&P Group. In Dr.-Beeg-Straße, project developer P&P Group is transforming a residential complex originally built in the 1950s into a modern, sustainable, energy-efficient property. The façade is also being modernised and optimised in terms of energy efficiency. The 90 units in the existing property offer between two and four rooms with 45 to 90 square metres and a very good mix of flats. The total living space amounts to almost 5,200 square metres. A central element of the restoration plan is the modern heating concept with a combination of district heating supply and energy efficiency optimisation, for example through improved façade insulation. ‘In Dr.-Beeg-Straße, we are thus fulfilling the requirements of KfW standards, significantly increasing living comfort and securing state subsidies for investors for the project,’ explains Langfritz: ’The extensive restoration experience of our planning and construction team helps to optimise the energy balance in such projects in a particularly sustainable way.’ A total of 42 new-build flats with one to three rooms and an area of between 25 and 80 square metres will be built in Simonstrasse. In order to achieve the high energy efficiency standard KfN QnG for the total of 2,450 square metres, an additional connection to the district heating network will be made. The project is being developed on an area that has not previously been used for residential purposes. ‘In this way, we are providing a necessary expansion of supply in a tight situation on the housing market, and at a location that is in high demand,’ emphasises Christoph Langfritz. At the same time, the P&P Group is launching sales of the 132 units. These will be sold individually to private investors and owner-occupiers as well as to institutional investors. The complete purchase of individual properties or building sections is also possible.
