Køb af ejendommen Hesselvang 11, 8500 Grenaa

German High Street Properties A/S har indgået købsaftale med Innovater REC 1 A/S om at erhverve ejendommen Hesselvang 11, 8500 Grenaa, matr. Nr. 1 pæ Hessel Hgd., Ålsø for kr. 35,3 mio. med forventet overtagelse 15. august 2023.

Ejendommen vil blive opført i foråret/sommeren 2023 og have et udlejningsbart areal på 1.842 m2 og med en grund på 8.230 m2. Ejendommen er fuldt udlejet til Elgiganten A/S på en 10-årig uopsigelig lejekontrakt.

Ejendommen er beliggende i et nyt retail-område i Grenaa, hvor der i forvejen ligger en ejendom udlejet til Jem & Fix samt en ejendom under opførelse der vil blive udlejet til Harald Nyborg. I løbet af 1. halvår 2023 vil endvidere følgende lejere, Thansen, Maxi Zoo, Sport24, HTH Køkkener og Skousen etablere sig i området og ligeledes på lange lejekontrakter.

Ejendommen indkøbes til et startafkast på 6% eksklusive købsomkostninger.  Købet af ejendommen forventes finansieret med realkredit- eller banklån samt med en del af selskabets frie likviditet
