Q3 earnings review

​Comprehensive miss to estimates as the consolidation of the Ritim asset in Turkey fails to materialise on time. New portfolio elements should however deliver P&L growth in FY 16-17e.

  • ​Rental income up 12% y/y, thanks to the acquisition of new rental assets in KSA. We expect further expansion in rental income via GLA growth of 45% to c.1.6m sqft over FY 16-17e
  • Property sales remained largely flat y/y, missing estimates by 50% as we had factored in the consolidation of the Ritim asset in Turkey, which has yet to materialise 
  • Margins remain comparably low to the sector average of 45%, pressured by low-margin yielding developments.
