Alpine Income Property Trust, Inc. Announces Acquisition of Two Single-Tenant Retail Properties Leased to Investment-Grade Rated Tenant Dollar General for Approximately $3.2 Million

DAYTONA BEACH, Fla., Sept. 24, 2020 (GLOBE NEWSWIRE) -- Alpine Income Property Trust, Inc. (NYSE: PINE) (the “Company”) announced the acquisition of two single-tenant net-leased retail income properties located in Texas and leased to Dollar General. Both leases are guaranteed by the investment grade rated Dollar General parent entity. The properties were purchased for a combined purchase price of approximately $3.2 million, representing a weighted average going-in cap rate of 6.48%. The properties recently opened for business and each has approximately 14.8 years remaining on the initial lease term. The Company funded the acquisition with its line of credit.

Including these newly acquired properties, the Company’s portfolio now consists of 45 properties located in 32 markets and 18 states across 16 industries, with a weighted average remaining lease term of 8.6 years. The Company has acquired $97.5 million of single-tenant net leased properties year-to-date with a weighted average going-in cap rate of 6.90%.
