Resultatforventning 2019 og 2020

Selskabet offentliggør årsrapporten for 2019 den 31. marts 2020.

Den 29. november 2019 udsendte selskabet en opjustering af koncernens resultat før værdiregulering og skat til EUR 2,6-3,0 mio. Koncernens resultat før værdiregulering og skat forventes at udgøre EUR ca. 2,9 mio. i 2019, hvorfor årets resultat forventes at være i overensstemmelse med senest udmeldte forventninger.

Ledelsen forventer, at den af Coronavirus/covid-19 forårsagede økonomiske krise vil påvirke selskabets resultat for 2020 negativt. Det må forventes, at nogle lejere ikke vil være i stand til at betale husleje, at lejebetalinger udsættes eller kræves nedsat, at udlejningssituationen forværres, at en række lejere går konkurs, og at rente- og kapitalmarkedsvilkårene bliver dårligere. Samtidigt forventer ledelsen, at den økonomiske krise kan blive længerevarende og påvirke udlejningsniveauerne negativt.

For så vidt angår den svenske ejendom ventes der ikke nogen større negativ indtjeningseffekt i 2020, da der hovedsageligt er offentlige lejere i ejendommen.

Ledelsen forventer, at resultatet i 1. kvartal 2020 ikke nævneværdigt påvirkes af Coronavirus/covid-19-krisen, men den samlede negative effekt på indtjeningen i 2020 og dermed resultatet for hele 2020 kan ledelsen på nuværende tidspunkt ikke vurdere.

Ledelsen har vurderet værdien af selskabets ejendomme pr. 31.12.2019 til i alt EUR 117,1 mio. (de tyske ejendomme i alt EUR 109,5 mio. og den svenske ejendom EUR 7,6 mio.)

Med de betydelige usikkerhedsfaktorer, der nu præger ejendomsmarkedet kan ledelsen ikke vurdere den samlede værdi af selskabet ejendomme pr. dags dato, men alene usikkerheden om den fremtidige indtjeningssituation, effekten på lejeniveauerne, ejendomsinvestorers krav om øget risikopræmie og krisens varighed vil påvirke den samlede værdi af ejendommene negativt.

Selskabet planlægger fortsat at offentliggøre årsrapporten for 2019 den 31. marts 2020.
