SFL retrouve le chemin de la croissance suite à un travail locatif intense sur les 18 derniers mois et à la nouvelle amélioration des conditions de financement. Elle devrait ainsi être en mesure de couvrir son dividende par son résultat récurrent en 2017, alors qu’elle surdistribuait depuis 2010. Les valeurs d’actifs, déjà fortement réévaluées, devraient continuer d’être bien orientées, le portefeuille prime parisien correspondant parfaitement à la demande des investisseurs. Le pendant reste que cette concurrence acharnée limite les opportunités d’acquisitions, alors que le bilan le permet. Nous relevons notre objectif à 44€ vs 43€, mais maintenons notre opinion Neutre. Seul un changement d’actionnariat et/ou une amélioration du flottant pourraient justifier une valorisation plus élevée.
