Nouvelle très forte revalorisation du patrimoine au S2 - NEUTRE - OC 33€ (vs 32€)
Cette publication permet de constater l’orientation toujours très favorable des valeurs d’actifs et de l’activité locative sur le patrimoine stratégique, le tertiaire parisien (85% des revenus). L’ANR de liquidation par action, qui sera publié le 8 mars prochain, devrait pouvoir s’établir au-dessus de 45€/action. Les résultats sont quant à eux toujours contraints par la rotation souhaitée du patrimoine, et un programme de cessions (270m€ résiduelles dont certaines déjà actées) qui est ajusté en fonction des opportunités d’investissement, toujours rares sur la typologie visée par Terreïs (prime parisien). Nous ajustons nos estimations pour intégrer la revalorisation d’actifs, et relevons notre objectif à 33€ vs 32€, qui ne modifie toutefois pas notre recommandation NEUTRE. Terreïs fait toujours face à ce paradoxe : la décote sur ANR semble très attractive (-26% sur notre attente d’ANR 2016) mais le fondateur ne semble pas vendeur, et le multiple de résultats 2017 ressort à près de 25x.Terreis a property management company.
