Skanska (Sell, TP: SEK150.00) - Transaction markets are not well
We expect Covid-19 to lead to reduced volumes in both the commercial real estate transaction market – hitting Property Development (PD) profits – and new residential sales – hitting Residential Development (RD) profits. Volumes in construction will likely also fall. However, as Q1 saw a strong start with a mild winter, only ending with Covid-19 lockdowns, we do not expect the quarter, which is also usually a low season, to be affected significantly. Nevertheless, we have reduced our 20e-22e forecasts, and cut our target price to SEK150 (200). We reiterate our SELL.Skanska is a project development and construction group, concentrated on selected home markets in the Nordic region, European countries and in the Americas. Co.'s business streams are: construction, which includes building and civil construction; residential development, which develops residential projects for immediate sale; commercial property development, which initiates, develops, leases and divests commercial property projects, with project development focusing on office buildings, retail and logistics properties; and infrastructure development, engaged in identifying, developing and investing in privately financed infrastructure projects, such as highways, hospitals and schools.
