L'exercice 2016 s'est révélé de très bonne facture, avec une progression du résultat (+6,6%), de l'ANR (+7,0%) et surtout du dividende (+37,5% à 0,033€/action), en ligne avec la volonté du management d'approcher les standards du secteur. La rotation qualitative du patrimoine, accélérée ces derniers semestres, conduit sans surprise à une perspective de forte baisse du résultat en 2017. Toutefois, le management a indiqué que le maintien du dividende n'était pas un sujet. Confortés dans notre opinion ACHAT, nous relevons notre objectif à 0,63€ vs 0,61€. Il traduirait un P/CF 17e de 15,4x, une décote sur ANR 17e de -24,7% et un rendement du dividende de 5,2%.Beni Stabili is a property investment and management group which is based in Italy.
