INVEST SECURITIES - Résistance malgré les signaux négatifs

Les publications, hier soir, des résultats de Carmila et Mercialys, sont venues s'ajouter à celles d'Unibail-Rodamco, Klépierre, Eurocommercial Properties et Wereldhave. Il est donc possible de tirer les premiers enseignements de cette série de résultats pour les foncières de centres commerciaux. Si la tendance de fond ne plaide pas pour des améliorations des loyers de marché à moyen terme (suroffre commerciale, concurrence du e-commerce, taux d'effort déjà élevés), ces publications viennent une nouvelle fois confirmer la solidité du modèle des foncières. La seule véritable déception concerne Wereldhave, qui souffre surtout sur les actifs acquis en 2014 auprès d'Unibail-Rodamco, qui avait sans doute exploité au mieux la valeur de ces actifs avant cession, Wereldhave ne disposant, en outre, pas du même pouvoir de négociation face aux enseignes en fin de bail. Achat confirmé sur Carmila, Klépierre et Mercialys, qui offrent selon nous le plus de potentiel.

Eurocommercial Properties NV

Eurocommercial Properties NV is a closed end property investment company based in the Netherlands. The Company invests, owns and manages retail real estate properties, primarily shopping centers, but also warehouses and office space. Its activities are focused on France, Sweden and Northern Italy, with property portfolio comprising more than 30 shopping centers. Eurocommercial Properties NV operates through a number of subsidiaries, such as Aktiebolaget Laholm Mellby 2:129, Aktiebolaget Norrkoping Silvret 1, Aktiebolaget Skovde K-mannen 2, Bergvik Kopet 3 Kommanditbolag, Betulla Srl, ECP Hogsbo AB, ECP Karlskrona AB, ECP Moraberg Holding AB, Eurocommercial Management Italia Srl, Eurocommercial Properties Ltd, Holgura BV and SAR Degeln AB, among others.

Klepierre SA

Klepierre specializes in the development, rental, and asset management of real estate properties in 13 Continental Europe countries. Co. also provides services to third party customers. Co.'s properties include shopping centers, office buildings and shops. It structures its operation into business segments and geographic regions: Shopping centers are structured into 6 operating segments, and the remaining two operating segments are Retail Assets and Office Buildings. As of Dec 31 2013, Co.'s portfolio comprised 91 centers in France/Belgium, 25 centers in Scandinavia, 35 centers in Italy, 76 centers in Spain/Portugal, 23 centers in Central Europe, and 6 centers in other countries.

Mercialys SA

Mercialys is a real estate company, specialized in the transformation and management of shopping centers. Co. manages a portfolio of 91 properties located throughout France at Dec 31, 2013. Co.'s assets are classified into three categories: large regional shopping centers (GLA of over 365,800 sq. m.), neighborhood shopping centers (GLA of over 181,600 sq. m.), and Other assets (40,900 sq. m.). At Dec. 31, 2013, the portfolio comprised 25 large regional shopping centers, 36 neighborhood shopping centers, and 18 other sites such as food stores, specialty stores, independent cafeterias, service malls, and convenience stores, representing a total gross leasable area of about 588,300 sq. m.

Unibail-Rodamco SE

Unibail Rodamco SE is a France-based commercial property investment company operating in the commercial real estate industry. The Company is engaged in the development, construction, and management of real estate in Europe. Its assets portfolio is divided into three main business segments: Shopping Centers, which include shopping centers in France, Spain, the Netherlands, Denmark, Sweden, Finland, Poland, the Czech Republic, Slovakia and Austria; Offices, comprising a number of business premises, warehouses and workshops located mainly in the Paris central business district and La Defense; and Convention and Exhibition complexes in Paris through two companies, Viparis and Comexposium, which are jointly owned by the Company and the Paris Chamber of Commerce and Industry (CCIP). Wereldhave is an independent international property investment company. Co. is principally involved in leasing out investment property under operating leases.
