Equity Residential's performance is threatened by new supply and increased economic uncertainty.
Equity Residential reported fourth-quarter results that were within our expectations, with funds from operations of $0.82 per share compared with $0.80 for the same period last year. Net operating income for the same-store portfolio was up 2.1% versus the fourth quarter of 2016, but guidance appears to be more conservative for 2018. We credit this to the supply currently seen across the country, particularly on the high end of the quality spectrum, which should continue to be a headwind for Equi...Equity Residential is a real estate investment trust.
