Underperforming Senior Housing Drags Down HCP; Company Announces Board Changes
HCP reported results below our estimates for its first quarter, but we believe there was a lot of noise in the period that will continue throughout the year. We recognize there is a lot of short-term variability that shouldn’t change our long-term outlook. As such, we are maintaining our no-moat rating and $25 fair value estimate. Same-store net operating income growth for the total portfolio was down 0.2% compared with our estimate of 1.4% for the quarter.
