The ability of digital retailers to strip superfluous costs from the retail value chain provides cost advantages and is hurting brick-and-mortar retailers the world over. At this point, we’ve seen little evidence of this substantial sales leakage to digital channels in New Zealand, but believe it is inevitable, which is why we’ve cut our long-term rental growth assumptions for Kiwi Property Group’s retail assets.
