Macerich reported fourth-quarter and full-year 2016 results, in line with our expectations. We currently do no plan on changing our $78 per share fair value estimate and narrow moat rating. Though portfolio occupancy ended lower overall, re-leasing spreads for the year of 17.7% and 45 basis points of margin expansion led to full-year same-center net operating income growth of 5%, at the top of management guidance. 2017 guidance includes decelerating same-center net operating income growth of 3%-...Macerich is a self-administered and self-managed real estate investment trust.
