Prologis is investing billions developing new properties to meet expected increases in demand.

Prologis finished off another solid quarter, earning core funds from operations per share of $0.60, up 15% year over year, resulting from 5.3% same-store cash net operating income growth on strong ending occupancy of 96.1%, 17.8% net effective rent growth on lease rollovers, and 3.8% rent growth. We are maintaining our $41 per share fair value estimate and no-moat rating.
