People Are Spending, but Not in the Vicinity
We retain our fair value estimate for narrow-moat-rated Vicinity Centres at AUD 2.70, with the stock fairly valued at current levels. As with the broader Australian retail sector, tenant trading across the portfolio deteriorated over the year, with comparable sales growth in the year to June 2017 at a meagre 0.5%, compared with 2.1% in the prior year. Excluding the five discount factory outlets, or DFOs--where sales rose by 6.1%--specialty sales are likely negative. According to property council...Vicinity Centres is engaged in property investment, property management, property development, leasing and funds management.Co.'s operating segments include: Property Investment, which is involved in investment in retail property; and Strategic Partnerships, which is involved in property management, development, leasing and management of wholesale property funds. Co.'s portfolio is comprised of Australian retail assets. As of June 30 2016, Co. had 91 retail assets under management. Co. had an ownership interest in 81 of these assets.
