Retail Estates 9m25/26 results, hit by Dutch Tax bill and Bankruptcies

NRI 9m25/26 amounts to €108.7m, +2.4% YoY vs. our expectation of €108.8m. The lfl growth amounted to 2.1%. EPRA EPS came in at €4.57, -2.97% YoY vs. €4.77 expected. The EPS was diluted by the stock dividend that raised €18m and added 2.2% to the share count (35% acceptance). The statement also mentions a 1.9m impact from the Dutch FBI abolition. We believe that the bankruptcies of Leen Bakker and Carpet Right also weighed on the operational results. Despite many bankruptcies, occupancy remained ...

Recticel/Acquisition of Miclar Group/BUY

We reiterate our BUY rating on Recticel and increase our target price from €12.0 to €13.5, following the acquisition of a 76% stake in Miclar Group. We view this as a very appealing acquisition for Recticel with Miclar having a materially higher Adj. EBITDA margin than the group at 19.8%. Furthermore, we view the multiple paid at 4.4x EV/EBITDA 2024 as undemanding, which should lead to material value creation in the upcoming years. At €13.5, Recticel would trade at 10.9/9.2x EV/EBITDA 2026/27F, ...

Real Estate Update/A new normality

European real estate rebounded in 2025, signalling positive momentum after two difficult years. In 2026, we expect investors to adapt to a new, normalised environment with recalibrated profitability that should drive transaction activity. This comes alongside a normalisation of rents (on the back of lower inflation) – a slowdown that will be notable but largely expected. We see a company's ability (and willingness) to pursue EPS-accretive investments and being active in capital recycling opportu...

Recticel FIRST LOOK: Acquisition of Miclar Group, upgrade to Accumulat...

With the acquisition of a 76% stake in Miclar Group, Recticel further strengthens its insulated panels business, which today consists of the businesses acquired via Rex and Trimo. The deal value looks very reasonable at 5.7x EV/EBITDA24. We have updated our forecasts resulting in a 7% increase in our 2026 EBITDA estimate. Recticel still has significant firepower for additional acquisitions and we would expect the company to continue to hunt for mid-sized acquisitions that further enlarge positio...
