Principal® Announces Real Estate Exchange Agreement

Principal Financial Group® today announced that Principal Real Estate Investors, the dedicated real estate group of its asset management business, has completed a Real Estate Exchange Agreement with Majestic Realty Company. Per the agreement, Principal Real Estate Investors and Majestic will each gain control of certain properties in their previously jointly-owned real estate portfolio, consisting of 16 million square feet of warehouse properties in the Greater Los Angeles area.

Principal Real Estate Investors and Majestic formed their first joint venture in 1971 to develop industrial parks in Southern California. Since then, the companies have developed and jointly operated more than 100 warehouses as well as office and retail space with consistent revenue and high occupancy rates.

“This exchange agreement improves the liquidity of our real estate portfolio,” said Todd Everett, senior managing director at Principal Real Estate Investors. “We’d like to thank Majestic for our 46-year partnership and their portfolio value creation efforts over the years.”

This long partnership with Majestic has enhanced Principal Real Estate Investors commercial real estate investment capabilities and helped it build a platform that now manages or sub-advises $75.0 billion in commercial real estate assets1, including direct investments in more than 45 U.S. metropolitan areas. The firm’s real estate capabilities include both public and private equity and debt investment alternatives. Principal Real Estate Investors is the dedicated real estate group of Principal Global Investors, a diversified asset management organization and a member of Principal Financial Group.

S&P 500 and Nasdaq 100 Testing Initial Support In last week's 2/25/25 Compass, we discussed our expectation for near-term downside as the S&P 500 and Nasdaq 100 (QQQ) displayed several bearish short-term developments. We also said it likely means at least another 2-4 weeks of consolidation, and that if the S&P 500 remains below 6100 and 6150 resistances, do not be surprised if there is a test of the bottom of the range at either 5770-5850 or 5600-5670, where we would be buyers (though we need 5...

Vermilion Compass: Weekly Equity Strategy

SPX Testing Resistance as Rate Cut Cycle Begins The S&P 500 (SPX) is back to test YTD highs and important resistance in the 5670-5783 range. This is an important target/resistance area we have discussed for weeks; using the 2007 SPX topping analog which has tracked the current market almost perfectly, it would suggest a 2% or less move above the prior all-time high set in July at 5670 before topping, which is where we get the 5783 number. As long as the SPX does not have a weekly close above 57...
