Sales momentum still intact, guidance achievable. We hike our DCF-driven TP by 25% to EGP3.80/share, implying an upside of c25%, warranting an Overweight rating. PHD has already launched three projects during 1H17, and sales have been gaining momentum (presales of cEGP5.6bn in 1H17, +85% y-o-y), with FY17 guidance of EGP9.5bn (+35% y-o-y) to the upside. Additionally, PHD’s access to a diversified land bank (c25mn sqm) and co-development involvement with the government, in our view, remain its most positive traits right now.
