The two property regions also include responsibility for leasing and management of housing and commercial premises together with planning and construction work. Catena’s Q4 did not meet expectations, as revenues fell on higher vacancies. We reiterate our SELL as we do not believe the risk of higher vacancies in the older assets is reflected in the share price. Also, there is uncertainty regarding the risk allocation of the potential Coop deal, where in our view Catena would be acting like a bank, taking the SEK2bn–3bn investment in tenant-customised automation. However, we have raised our target price to SEK350 (320) based on updated valuations for international logistics peers.
SBB Norden consolidated Hemfosa in Q4; thus, the Q4 results are not directly comparable with our forecasts or consensus, but underlying Q4 figures appear weaker. While it no longer reports an “adjusted EPRA” including hybrids and D-shares (debt), it reported NAVs including goodwill. As the Hemfosa share settlement was lower than we expected, we have raised our 2020–2022e EPS and NAV on the reduced share count, but also our NIBD. SELL reiterated, target price now SEK19 (17).
