Balder (Hold, TP: SEK500.00) - Strong FFO growth rate, soft KPIs

Following the NOK9bn acquisition of Norwegian energy industry assets, we see 10% upside potential in Balder’s earnings guidance for profit from property management (PFPM) in Q2. The Q1 results were fairly in line, while we note soft KPIs in the Finnish residential market and rising vacancy rates. However, we have upgraded to HOLD (SELL) and raised our target price to SEK500 (400) to reflect strong FFO/share growth, even though we find the 23% EPRA NAV (NRV) premium demanding.
