Wihlborgs (Sell, TP: SEK95.00) - Supply outpacing demand
After studying the office markets in Malmö, Helsingborg and Lund, combined with Wihlborgs’ property valuations in these regions, we conclude that these markets are facing oversupply from new developed offices over the next 2–3 years, and that Wihlborgs property valuation offers no support should yields increase. We believe this will hamper NAV growth, and therefore do not believe that Wihlborgs should trade at a premium to peers. We have lowered our target price to SEK95 (105) and downgraded our recommendation to SELL (HOLD) following a change of analyst.Wihlborgs Fastigheter AB is a Sweden-based company active within the real estate sector. The Company is engaged in the ownership, management and development of primarily commercial real estate properties in the Swedish cities of Malmo, Lund and Helsingborg, as well as Copenhagen in Denmark. The Company operates two divisions, namely Property Management, which is organized in nine geographically defined sub-areas, and Business Development, which consists of two units: Project & Development, and Transactions. Projects & Development deals with new build and redevelopment projects, as well as procurement, while Transactions manages all the Company's purchases and sales of properties.
