Risk of SOCIMI abolishment Fear of the SOCIMI abolishment stresses European real estate markets

Yesterday Spanish media reported on the potential abolishment of the SOCIMI status. The proposal comes from PSOE (socialists) and Sumar (Left winged). This is the REIT regime for listed companies that alows for a tax exemption. If this is the case corporate income tax would increase from 0% to 25%. It is very important to note that this measure is not yet approved. There is no visiblity yet on a potential alternative system. Additionally, measurements (cost shifts) could be taken to decrease the impact. Nevertheless, it sent a shockwave through the listed Spanish real estate market with Merlin Properties and inmobiliaria colonial down -7.0% and -4.8% respectively. The effect is similar to the abolishment of the FBI regime in the Netherlands in FY22.
In the KBCS universe (see below) 5 companies have Spanish exposure of which 4 have the SOCIMI status. For now, the analysis remains hypothethical as nothing is officially decided. Therefore our forecasted figures still take into account the SOCIMI regime. If the new regulation is approved, there would be a direct negative impact on the EPRA earnings and respective dividend payments on which further company guidance is needed.
