In this segment note, we want to look beyond the current noise of tariff plans and European deficit spending that has been rocking the logistic segment. The “old-continent” has experience a demise of a lot of its large industrial complexes due to high labour and energy costs. Especially in Western-Europe, car manufacturers and heavy industries have downsized their vast historical industrial complexes which they often occupied for more than a century. These locations are close to scarce resources like labour, power, multi-modal transport and water. These old industrial “ashes” are fertile ground for new formats to develop. Municipalities are keen to support initiatives that restore the environmental and social aspects of these ugly, abandoned sites. However, these are not plain vanilla negotiations and require a special skill set and approach that can only be achieved by the larger players in the space. In this note, we discuss how CTP, Montea, VGP and WDP have been dealing with this opportunity by highlighting 1 large brownfield project eachArgan SA designs, builds, develops, owns, leases, and manages logistical bases and warehouses in France.
