Ascencio EUR 8.55m retail park divestment

Yesterday evening Ascencio divested a EUR 8.55m retail park in Jemappes. The retail park was built in 1966 and bought by Ascencio in FY08. It is sold to a private investor. The property is 10.335m2 or EUR 827/m2 (net). The occupancy rate at 3Q23 reporting was 68%. Likely leases were not renewed as this was a sales candidate. The annual contractual rent (at 68% occupancy) amounted to EUR 601k. The ERV is 810k or approx. 9.2% GIY. The sales value is in line with the book value at 3Q23. The asset was led to sportdirect.com, dreamland and Auto 5.
