WOOD Flash - NEPI Rockcastle: buys the Magnolia Park shopping centre in Wroclaw for EUR 373m

NEPI Rockcastle (NRP) has announced that it is acquiring Magnolia Park in Wroclaw, Poland, from Union Investment, for EUR 373m. The deal values Magnolia Park, one of the largest shopping centres in CEE, at EUR 3.7k per sqm and a 6.2% yield. NRP expects that the NOI could grow by around 8% annually in both 2025E and 2026E. If correct, the purchase price would translate into a 7.2% yield on the 2026E NOI.
