The Polish WIG20 was, once again, the best performer, adding 7.3% mom in February; followed by the Czech PX Index (+6.1% mom); while Greece (+3.8% mom), Hungary (+3.5% mom) and Romania (+3.0% mom) all reported rather similar performances. The Turkish ISE30 was the worst performer, declining 4.5% mom.

EME Equity Market – December 2024 A green December. The MSCI EM Europe Index advanced 2.9% in EUR terms and 0.8% in USD terms in December. The Greek ASE Index (+5.5% mom in EUR terms) was the best performer, followed closely by the Czech PX Index (+5.0% mom in EUR terms). Solid performances were also reported by the BET (+2.4% mom), BUX (+2.2% mom) and ISE 30 (+1.5% mom) indices (all in EUR terms). (45%), Kamsa Luxco 2 S.à r.l. (45%) and Cura Beteiligungsgesellschaft International m.b.H. (10%). At EUR 405m, the price implies a 7.1% yield on the in-place rental income, and EUR 4.6k per sqm. EME Equity Market - September 2024 EME indices mostly in the red in September; rebound in Greece. The MSCI EM Europe Index declined 2.0% in EUR terms and 1.1% in USD terms in September. The Greek ASE Index was the best performer in our region, advancing 1.4% mom in EUR terms. Muted performances were seen in Czechia and Hungary (+0.3% and +0.2% mom, respectively in EUR terms), with declines in Poland, Romania and Turkey (-3.6%, -2.9% and -1.5% mom, respectively in EUR terms).
NEPI Rockcastle (NRP) has announced that it is acquiring Magnolia Park in Wroclaw, Poland, from Union Investment, for EUR 373m. The deal values Magnolia Park, one of the largest shopping centres in CEE, at EUR 3.7k per sqm and a 6.2% yield. NRP expects that the NOI could grow by around 8% annually in both 2025E and 2026E. If correct, the purchase price would translate into a 7.2% yield on the 2026E NOI.

NEPI Rockcastle (NRP) is selling Promenada Novi Sad, the last building it owns in Serbia. The price for the shopping centre, which NEPI Rockcastle built in 2017-18 for EUR 121m, has been set at EUR 177m.
