Montea Capital Market Days soundbites

The CMD highlighted that “old” Montea of 15-30 FTE has evolved into an international group of >60 FTE with boots on the ground in 4 countries. Each country has now its own divisions on Asset mgmt, Property mgmt, Accounting and Development. We got presentations from the 4 country managers and a strategy update as well as 2 site visits (DHL, Zaventem and Delhaize Vorst) and some additional expert presentations. The overriding theme across all regions was permitting issues and how to tackle these. In regions like NL, BE with large Montea standing assets, the tough permit processes increase the barriers to entry to Montea's benefit. In other regions like France and Germany, where they intend to grow, Montea tends to focus more on brownfields as municipalities often prioritise these locations. Cities still prefer a logistic site above an abandoned factory. Also labour costs often featured as critical factor for investment decisions. Clearly, Montea is maturing into an international player that ventures out into new area's but with its cautious attitude that has served them well.
