Qrf City Retail FY24 results slightly above expectations

QRF reports FY24 slightly above our expectations. The difference is driven by a larger than expected return from the JV participations. The FY25 rental income will be driven by the Veldstraat redevelopment. The offices are 100% pre-let and will be delivered in 1H25. The like-for-like rental growth is 1.7% which would indicate negative rent reversion. Likely this is driven by the renegotiation of the Inno contracts (mid-summer 2023). There is also a hint to isolated cases of tenant solvency where...

ING Benelux Favourites/Aalberts, ASM, Basic-Fit, D'Ieteren, dsm-firmen...

We refresh our ING Benelux Favourites list. We still apply a fundamental bottom up approach in which we select stocks that provide the best (relative) upside within our Benelux coverage universe and these stocks need clear catalysts. Besides this, we screen the ING Benelux coverage on some key investment themes that are topical and which could affect earnings potential and thus a stock's share price performance: (1) impact of Trump's return to the White House and his key topics on the political ...

Colruyt/Forget all about the Jims/BUY

We reiterate our BUY rating on Colruyt but reduce our target price from €52 to €48 due to a c.2% lower EBIT forecast over the medium term and an increase in 10-year treasury yields. We remain convinced Colruyt's current discount to peers is unwarranted, given its healthy balance sheet and EBIT growth over the medium term. At our €48 target price, Colruyt would trade at 11.2x EV/EBIT FY25/26F, a 5% discount to its 12m fwd EV/EBIT average over-the-cycle and a c.10% discount to European Food Retail...
