Passenger traffic momentum has weakened in 2025, and we do not expect it to improve significantly in 2026. Turkey’s aviation traffic trends showed 6.6% y/y growth in 10M25 (international +7%; domestic +6%), marking a slowdown from previous years (2023: +18%; 2024: +8% y/y) as the tourism sector faces headwinds from TL appreciation and geopolitics. Foreign tourist arrivals stayed flattish y/y in 10M25, marking the slowest y/y performance since the Covid rebound. Looking ahead to 2026, continued T...

We continue to see CTP as one of the best stories in European real estate. A simple, focused investment case, a quality portfolio, value-accretive growth, well-managed. CTP builds at a c.10% yield on cost, while it raises debt at an all-in cost of c.4%, and it books its portfolio on a 5-6% net initial yield. The revaluation gains on developments allow almost all of the construction capex to be debt-funded. The spread between the development yield and the cost of debt is wide, and would remain at...

EME Equity Market – November 2025 Czech PX leads in November, Türkiye the only loser. The MSCI EM Europe Index added 1.5% mom in EUR terms and 2.1% mom in USD terms in November. The Czech PX was the top performer, adding 4.7% mom in EUR terms, followed by the Greek ASE and the Hungarian BUX (+4.4% and +3.7% mom, respectively, in EUR terms). On Friday (28 November), 4iG reported its 3Q25 results, with sales of HUF 187.3bn (up 4% yoy, 2% above our estimate), EBITDA of HUF 70.1bn (up 18% yoy, 6% above our estimate) and net profit of HUF 1.3bn (vs. the HUF 6.0bn net loss in 3Q24 and our HUF 0.6bn net profit forecast). The beat vs. our estimates on the EBITDA and the bottom line was due to the stronger-than-expected top line and lower D&A than we assumed, and we see the results as positive. We also appreciate the company’s gradual delev...

We maintain our BUY on Titan, with an updated 12M price target (PT) of EUR 57.3, which offers 27% upside. Following the Capital Markets Day (CMD), we have increased our growth capex assumptions (in line with the company’s updated target of c.EUR 1.5bn by 2029E) and, in turn, our EBITDA margin expansion assumptions, as well as the organic revenue growth, on the back of better-than-expected performances from Greece and Egypt during 9M25. On top of this, its peers’ 2026E EV/EBITDA multiple has expa...

Q3 in line, EBITDA flattish as tough comps were counterbalanced by another exceptional performance from Joker – Q3 results came broadly as we expected, with revenue and EBITDA growth slowing to 6.6%/0.5% (+4.7%/+4.3% in Q2) due to a demanding comparison base following the Euro-driven sportsbook boost last year. Joker once again stood out, adding €12m yoy thanks to jackpot rollovers, accounting for roughly 2.1% of quarterly group growth and effectively cushioning the drag from other segments. Oth...
